The board conducted a joint public hearing regarding proposed amendment 238, which pertains to dimensional requirements for the R2B zoning district. The discussion focused on reducing the minimum lot size and frontage requirements for single and two-family homes to increase conformity across the R2B district. The proposal also aims to equalize side setback requirements to remove biases against two-family developments. Additionally, the board reviewed the introduction of a sliding scale Floor Area Ratio (FAR) as a new dimensional control to manage the scale and massing of structures relative to lot sizes, defining specific exclusions for gross floor area calculations, such as basements and detached accessory units.
